Utility Meter - Feature Release

Introducing the Utility Meter module in Cirrus8, designed to streamline the recovery of utility costs from tenants based on actual usage from meter readings.

Overview

The Utility Meter module allows you to:

  • Set up meters or sub-meters for electricity, gas, or water.
  • Record meter readings manually or via bulk import.
  • Automatically calculate each tenant’s consumption and apply any additional service charges.
  • Allocate charges to tenants or units based on configured percentages.
  • Generate interim tax invoices with optional detailed supporting information.

Key Benefits

  • Accurate Billing – Charges are based on real meter readings, ensuring fair and transparent tenant invoicing.
  • Time-Saving Bulk Uploads – Import multiple meter readings for a property using the Excel template for faster processing.
  • Charge Allocation – Allocate percentage costs to multiple units or tenants according to your specific setup.
  • Supporting Documentation – Option to automatically generate a detailed PDF showing readings, charges, and consumption history.

How It Works

1.    Set Up Meters – Define meter details, initial readings, additional charges, and allocations.
2.    Enter Readings – Record readings manually or via the Import Reading tool.
3.    Generate Invoices – Automatically create interim tax invoices, with the option to send to tenants and attach supporting documents.
4.    Track & Review – View and download historical readings, invoices, and supporting information at any time.

Important Notes

  • The Utility Meter module is intended for use when actual meter readings are available.
  • If readings are not available, use alternative methods such as NLA or agreed usage amount through the One-Off Charge/Credit, Accounts Receivable Invoices & Credits or Automated Invoice modules.
  • Utility credits are not supported within the Utility Meter module.
